I recently put a down payment for a house in a venture called “MapleTown” in an area called Bandlaguda. The pricing was reasonable and most of all i had faith in the realty company. I agree with you that B’lore and Hyd are at their finest moments especially in Real Estate biz. People making their earning from Real Estate outnumber the ICT-BPO sector. Many of my frens who dint do any professional educations are earning more than me. But I wonder where all this will lead to.
The entire boom is contributed by the DEMAND. The DEMAND from NRI earnings and Intl Airport is a mere cause to see that there is a biz happening. We NRIs esp Telugu-speaking regularly send money back parents in India. And there is no secure investment sector other than Real Estate. So there is demand piled up and hence a rise in Land Prices. Can anyone tell me when the investor can get back his expected/promised returns? Also, how this entire industry is going to address the Water-supply issues? Remember Hyd is severly hit by water crisis half of the year.
Try to think of other smart investments. Dont be a another sheep in the flock.

I have been to hyderabad during August this year.
The real estate for sure is going great guns.
But, you have to be sure on which part of the city you are investing. There are hundreds of layouts after the upcoming airport at shamshabad and people are buying like crazy there without doing research. There is no resale for those sites, and the areas like Kottur & kandukur are >35km from city center point. these areas are 15km from the new airport, and its a sheer waste of money to buy plots there.
If you are thinking about buying a house with >50lac in those areas, for sure you are going to feel bad about that decision very soon.
There are many project announcements near new airport, but not even one project is taking shape there.
The gachibowli area is number one area. Do research & invest carefully. Whatever you invest, you should be able to sell it with in short time and come out of it. There is no resale for plots at new airports

Are the prices going to remain the same or go back to the original PRE Fab City rates since I have heard that FAB City is going to move out of this area.
With so many projects coming to this area and no buyers, I would say the builders and as well the people who already bought plots might be under huge losses.

A note of caution to all property buyers….. if you want to buy any land in or around Hyderabad please wait for two to three months for the prices to find their correct value, some estate developers are trying to give an impression that the demand is increasing buy jacking up their prices but this is only a smart way of marketing their unsold properties. Properties around the country are headed for some sharp correction before further picking up. Mumbai Banglore Delhi Chennai and Hyderabad are all set for a falt market for the next six months and prices will remain unchanged or will fall in these areas, after this correction there will be a steady rise and a true rise so wait for a nother six to eight months….why block your money now if you can get the same property at the current prices or even a bit lower in six to eight months from now. Cost of building has been rising since the past two years so do not invest in constructed properties or do not start to build yet, if you already have a plot….. since prices of all building material will come down and that will automatically bring the cost of constructed properties down by 20 to 25 %. According to my calculation the ratio of investment is not propotionate to the rental value and this is a clear indication for something not right.

To all the NRI who ould like to purchase land or Villa or Apartment in Hyderabad, Bangalore or Chennai please do your homework properly. Do you guys really know where Oxygen City is. Do you guys know where Bandlaguda is?
Being in U.S or other parts of the world you can easily get carried away by these fancy ads and the guys in India will give you a picture that if you don’t buy today the price will increase tomorrow or the next. Please don’t listen to that bullshit. First do the following:
Go and see the plot.
Look at the approach roads.
Look at the possibility that the area will develop in the 5 years or even 10 years if you want to park the money long time.
Talk to a lawyer and see if the papers are right.
For Example: I visited Metrocorp.in property in north of Bangalore. Around 10kms from Yelahanka(If you know where it is). I came to know about this project when I was in U.S in 2005. The sales person at that time gave me an impression that it is very well connected and appraoch roads are very good. I finally went and saw what this great looking gated community on paper will look in reality.
After travelling 25kms from the center and going into couple of villages in those dirty and pot hole riddled roads I find that not only this project has no roads in the community it does not have any water or any link with the Bangalore municipality.
There is a 180 degress shift from what was advertised on the web metrocorp.in and what the reality is after 2 years into the project?
Yep, this project is supposed to get completed by the end of this year. I doubt if this project will get any where close to completion by end of 2009.
Moral of the story is:Don’t believe what you see on the internet. Don’t believe about the distances that they tell you. Don’t believe that your money will appreciate 10 times. The values of the property are artificially elevated and dilution of the land is increasing because of the increase in infrastructure which cannot justify the value of the land. One preliminary calculation I did shows that it will take atleast another 50years to fill 50% of the land that is already plotted and sold in Bangalore and similar statistics in Hyderbad.
So buyer beware.

I know a few people who paid just 42 lacs to get a plot and agreement to build a bunglow in Maple City. these are just the kind of people akin to leeches…How can a bunglow in Mapletown be 1.35 Crores when some people bought it at 42 lacs ??? Don’t get into this bullshit hype around Hyderabad. Be careful with your hardearned money.
I advise everyone especially, NRI friends to hold their horses for the time being. Hyd realty market is overheated and it is not advisable to invest at this
hour. especially, when the interest rates are soaring.
No one has visibility of the appreciation and sustainability of Hyd economic growth in the coming years. Market is filled with speculative buyers and the market may crash.
But I advise those in need of a Home to go ahead and buy ( to reside but not as an investment ). but not at the hot locations like Gachibowli / Hitech city / Intl Airport . They may look at locations like Secunderabad, Vanastahlipuram, Neredmet X roads, BHEL where the prices are slightly lower than the rest of the city.
Future growth of the HYD city is likely to be vertical and 200 SY plots may of no use in the future as people may prefer to stay closer to the city over residing in dupley far away from the city.

The reason there are 4 websites is because all of them(mohammed/madhava rao etc) are outside agents who market for Radha Realty. Since Radha has to pay them comission for every plot that they sell, you are better off going to the company as they can give you a discount since they dont have to pay the comission to the agent.

Yes Mapletown was sold for ~45 lacs in the begining. Don’t be fooled by these agents about price as we all know how difficult it is to save 1.3 crores after tax money.

Does anybody have a feedback on Greenhome Princeton at Kottur on in the Bangalore Highway? The plottig looks good with community center, pasrks , 80 ft roads ec. However during the final negoiations they told me that the final DTCP approval is awaited within a coupe of days and right now they arecharging only 25% of the amount. Cost per sq. yd is 2600.
Any comments, suggestions on this venture an its locational advantages/ disadvantages will be most appreciated.

The reality is that Indian economy is growing rapidly, for a guy like me who visits India every year, I am seeing a major change in how fast things are moving and how attitudes are changing. What was a huge sum of money 3 years back seems to be not a big deal anymore. Salaries have increased, mindsets have changed. There is inflation due to demand and also due to perception. I dont think anyone of us can even imagine to find land in Bangalore or HYD at Rs.600 per sq ft anymore, the current rate stands at close to Rs. 3000 on an average. This wasnt the case before.
Added to the effect dollar continue to remain at artificially high numbers, it would probably take very little time for the dollar to come Rs. 32 or Rs. 33.
This is surely playing a role in increased repratriation and hence the rise in stock market in India.
So effectively, for an NRI, it doesnt really make sense to invest later than now even considering the fact that things have heated up so much in India.
I also notice that people think that they would rather prefer to stay within the city limits than on the outskirts. Well, think about what has happened to the downtowns vs. the suburbs in the US. Clearly, the downtowns are less preferred for reasons such as noice levels, crime levels and the very fact that you cannot live a life among 4 walls for ever. I think this would be the case in India too. Commutes have shortned due to availability of cars and to be frank much better roads than what existed before. The concept of Mass Rapid Transit being introduced in Bangalore and Hyderabad is going to shrink this distance dramatically.
Bottom line, dont worry about things slowing down in the near future, globalization is clearly playing it role to bring things even for the west and India. And we all know India going for India has still a very long way (60 years atleast with the current rate of growth) where it is at some sort of equal footing with US and the rest of the west. And I dont think it can be stopped for both parties (developed and the under-developed ) since we have already come a long way since everyone especially the netas have tasted success.

I visited shamshabad,maheshwaram, nagaram areas today to buy a plot somewhere. There were many layouts already done and probably half or more are sold out. I did not initially feel that even a single rupee is worth investing there, but after seeing the airport area, I changed my mind a little bit. I dont think the area would develop in the next 2,3 years or probably more. But I think once you see many developments there which usually happens very rapidly as in case of the existing cities, the prices would not be in my reach. So i m planning to buy something after more research.. would write more later

I do think India has potential. But the inflation with 200-400% is not a good sign to buy the lands around Shamshabad. I cannot guarantee on lowering the prices, but I do see it is not that much worth.
One of my freind got few acres for 2.8 lakhs/acre in Nagaram in the beginnin of 2004 which costs more than 100lakhs/acre now (3000%). “You better not to buy now, just hold onto what you have”. Future is always there, hype of the real estate is not going to continue. Make a right decision for now, like where you stay and ur family is going to be. If you are in IT try towards the BHEL (lingampally, gopanpally) where still prices are lower than Kukatpally etc.. If you are investing try towards Vijayawada Road by holding onto some acres. If you have already investments then try some towards Airport.
Frankly, people are investing more than for living. Real estate runs on the people who living there.. Good luck.

No DTCP approval. It will not come under Greater Hyderabad too.

Not sure why people are running crazy about this venture.

For me also they told 3000. Asusual they told that price will increase in next two days to 3300 :). Each sales executive quotes his own price as it build up his commission.

I have paid 50% of the money for a plot in Hyd. near Shamshabad in January 2007. I am yet to receive the registration for that plot, and they keep saying it’ll come in a week or two. What is the normal time it takes to get something registered around Shamshabad these days ? The latest is that the registration is done but the scanning of the documents at the registration office is still to be done.

I am just throwing my penny advise to Kumar , who says it the dollar to come Rs. 32 or Rs. 33. Kumar you are absolutely correct the dollar worth is Rs. 32 ,but it never will happen in future. If that is going to happen all IT/export business going to terminate/stop. it is simple calculation, All It and export businees were coming to india because of cheap labor cost. If the rupee value goes higer againt dollor, all the business will pull back from the country. Why foreign countries have offshore the jobs, if it is going to pay same price?.

I just bought a 333 sq.yard plot in Green Home’s Princeton township project @ Rs. 2950. I understand that the phase I is all sold out and very soon they are launching the phase II. Green Home have a very good reputation and I have seen many of their completed projects. Also the work on Princeton is getting completed fast and should be completely ready for home construction by May end. I think this will be a good investment and expect to get a 100% return in 3-4 years (not a greedy person). Infact I am thinking of buying another plot in the phase II of Princeton.

Radha Realty CEO is a buddy of YSR, thats all he has going for him. Kismatpur and narsingi ventures do not have huda approval and they will will not get it, some ownership dispute with the family who actually gave GPA.
He has lot of these marketing agents, i have seen so many better ventures who dont need any marketers. They do advertise but they deal with you directly. radha uses these agents for deniability

There exist numerous layouts all along Sri Sailam Highway, all the way upto ~30 kms from Outer Ring Road. All these layouts came up in anticipation that FAB CITY, Hardware park, Nano technology park etc., are coming. During my recent visit to Srisailam Road, I saw nothing but mere display of boards and shabby Srisailam Road. I am concerned about many buyers (both NRIs and local citizens), who bought plots and put all their hard earned money.
I hear lot of stories about Promod Agarwal, Sem India. Does he have the capability to raise 3 billion dollars as promised through his company. Or is he playing the games of powerpoint presentations, grab the land and in turn try to sell to companies. In effect, is he a coordinator, who manages other people money or an Entrepreneur, who is willing to bet his money in what he believes in.
Enterprise is good. India needs FAB CITY. There are tremendous opportunities in the chip business. However, should the proposed fabcity does not materlialize, many people who invested in the plots there lose their shirt/hard earned money. It is both Government’s and Corporate responsibility not to mess with the lives of innocent people by creating hype. What kind of commitment government had in ensuring the proposed Fab City. Is it coming in fact? Is government putting its best effort. I look forward to hear statement of direction from Sem India as well Government of Andhra Pradesh

what is meaning of LFJ ? near to GE in around 1 km it is 10 to 30k per sq yard. if it is around 3 km 10 to 15k per sq yard HUDA approved. if it is a gram panchayat layout you can get at 5k also.

There is too much of talk about the investment in the real estate in place like Hyderabad and Bangalore etc. I did a quite a bit of research when i was in India couple of months back. I personally feel that its not worth investing in hyd or ban’lore on rela estate. Do you know sq.f in hyd is more expensive than Manhattan (NY) How hight can the price go up… there has to be a limit. My intension was to buy a property in Hyderabad but after looking at the situation and talking to real estate agents and frriend. i decided not to buy any thing in hyd. I ended up buying a agriculture land (between kakinada and vizag) We work out tail off here in the US leaving all our friends and families and some fraud real restate take you for a ride.

The property boom in Hyderabad could be slowing down. There are indications since the government failed to find any takers for auction of 60 acres at the knowledge city.
The first phase of the Hyderabad knowledge city remains unsold. The Andhra Pradesh Infrastructure and Industries Corporation had put two-30 acre plots under the hammer at a reserve price of Rs16 cr per acre and it expected the winning bid to be twice as much given the booming property market.
While one of the plots received no bids at all, the other plot received only one bid at Rs 16.1 crore.
The APIIC is now awaiting the advice from the state government as to whether the plot should be handed over to the sole bidder or whether the auction should be invalidated altogether.
Hyderabad’s property consultants pin the blame on the new service tax on commercial rentals. This land was meant exclusively for an IT park and at Rs 16 crore an acre it would have to be leased out at Rs 55 per sq ft to break even—a rate even higher than some areas in Mumbai.
This coupled with a dampening of sentiment in the overheated property market would explain why the government’s price was considered too high!
I had seen around places and it’s not worth investing at all. We work hard to earn every penny here, by leaving the family behind in India and within 2-3 years every thing is overly hyped. I cannot call this a wise investment. There is a limit for being optimistic, it not that we buy a land at hyped prices and expect a 200% ROI. There are people who bought plots near Singapore township and not they cannot even sell it now. It’s the same case in many places. Please don’t buy until you or your close relatives go and see the see the plots personally and see if there is proper registration. Everything is Hyped, just because people like us (NRI) are trying to invest all the money we have and expect a good return, but with the hype and over price, it looks like you will totally loose your investment. If we stop buying land for a while, the whole real estate market will come crashing. It’s happening now in Vijayawada and Guntur districts and it will soon happen in Hyderabad too. I’ll advise you all to wait for atleast 6 months before you invest on land. I had been to India recently and I had seen things there, whatever is on the website is very false from what you see in person. No one is honest to post the real photographs, everywhere you see there are photographs from USA or Europe. Even the IT market will come down in a few years for sure, in the sense the salaries will be less when compared to what you are being paid now. Now that the projects are being outsourced to many other countries like brazil and china, we will soon loose our edge, if we are not really competitive. The only reason for outsourcing is cheap labour and cheap real estate, but when they both are on the high, there is no reason for them to do outsourcing. If they want skilled man power they can very well increase the H1 Quota. I see many people in trouble who have invested high like 75 lakhs on an apartment and paying 25,000+ in mortgages. If you are an NRI it’s ok, but people who work in India get these big loans and have big mortages, thinking they will have the Rs.50,000/month job will be there for ever, but what will happen if he’s out of the job for few months, of if the IT market crashes. Think rationally and that’s what defferentiates humans from animals.
Well, I will tell you my story. I am no expert at real estate but having a dad who keeps up with this stuff helps. I have been away from India for a very long time so solely relied on my dad’s word. I have been buying from Green homes since 2002.
–My first purchase was in Airport City in 2002– 1000 sq. yds at Rs. 400/sq. yd. I was told it is at around Rs 3000-3500/sq. yd now.
–Last June I bought 560 sq. yrs in Metro city (also by Green homes) near kothur for Rs. 2000/sq.yd. I heard it is going for around Rs. 3500-4000 now.
–My real big investment was in Rainbow Drive (by Green homes again) which is 3 km from the airport and is supposed to be in some special zone. I paid Rs 10000/sq.yd for a 300 sq. yd plot. Last time I spoke to my dad, I was told it is currently valued at around Rs 19,000/ sq.yd.
–And my final investment from a private party was a 1800 sq. ft luxury (??? ok, that’s relative I suppose) Flat in Abids bought early last year for Rs 2100/ sq.ft and it is supposed to be at 3500-4000/sq.ft range right now. My dad told me we got a real good purchase price because of some connection with the builder.
Again, like I said, I solely rely on the information I get from my dad so I do not know how inflated these numbers are but pretty much all figures come from green homes management.
I cannot say if the market is over priced or not but so far my investment seems to be doing ok, even if I account for 25% hype in current figures. Whether everything will go bust in the near future or not is open for speculation. However, I personally wouldn’t sell anything until after at least one year after the completion of the Airport which seems to be the only realistic thing that can be seen. Everything else is still on paper. Whether all the other projects materialize or not, the Airport by itself should drive a few things up over the next couple of years.
So if you already bought, I say just forget about it and don’t think about it for couple of years.
Anyway, whatever you do, best of luck.

Does anyone have any info / comments / feedback regarding Lovern’s Paradise - promoted by Vasundhara Projectson Srisailam road. I was considering buying a plot there. Here’s the info I received from one of the promoters today:
“It is just 4km away from Kandukur village on to the north and just 3km away from Karthal village towards the south of Lorvenʼs Paradise. The Srisailam Highway on the east is going to be made into a 4 track highway. 700 acres IT Park at Mutcherla is just 1.5km away. Fab city and outer ring road is just nearby. The present layout of Lorvenʼs Paradise is 110 acres. It is yet to be developed to 250 acres.”

Recently I was in Hyderabad and looked at various new ventures including Oxygen City. I got pricing details from various folks and they differ significantly from one another. The range was anywhere from 2,800 to 4,500 per sqyd for the same 500 SQYD plot. Not sure how this works. Anybody has any idea on what is the right price. This does not have any approvals and is literally middle of nowhere with a small potholed rural road conencting the main Srisailam road to this site.

We recently spent quite a bit of time touring around the Shamshabad area, mainly because we have purchased two plots there. It was quite clear to us that we have been had - there is so much plotting there that it can accomodate the growth of Hyderabad for the next 20 years. Most of these plots are in the middle of nowhere with very little chance of development in the viscinity for the next few years - it is mostly sporadic villages, potholed roads and nothing else. And this is within 10kms of the airport gate.
In short, don’t believe a word of what a real-estate agent tells you. Recently an agent was trying to sell plots in my company saying that it was 4.5 kms from work. It turned out to be 12kms from work, in a catchment area which will never get HUDA approved. Gandipet/Narsingi/Tellapur/Nalagandla seem to be much more promising than the Shamshabad side - at least a large number of functional MNC offices are within a 10-15 minutes driving distance.
As for Radha Realty, they seem genuine enough (we have a plot with them as well). However, they have been promising HUDA approval for the past three years and nothing has happened yet.

Looks like the Oxygen City rates are swinging wildly. Till recently, there was this talk of huge incraese in the prices. Anywhere upto 4000 and beyond. Looking at AJ’s comment that the offer price is 3000, which is actually a real decrease by atleast 10% from the offer price from 2 months back.
Recently, a developer offered a new project in Miyapur area for 2700/SFT. He told my friend that this is the opening price and once it is open to public, it will be anywhere between 3000 and 3500. Nearly after 4 months, the project has started, the developer is still doing a hard sell for 2700 and some of the initial buyers got it at 2500 (grapevine, not verified).
Recent news regarding Fab City is not at all encouraging. Definitely the original size and timelines are downgraded significantly. AMD’s involvement is still a big question mark.
On Shamshabad side, folks are talking about a glut in plots and all are just investment properties with very little real sale for residential purposes. So, the demand is going to be just speculative in nature and not based on hard and real needs. This has definitely seen some stabilizing effect on prices.

Fab is seems to be hype and i don;t have faith they have capability, don’t believe the all the news. AMD is struggling to raise the capital after ATI was acquired and recent quarter they were announced that not looking to set-up any fabrication unit and they were trying to outsource the fabrication to Taiwan semi conductor or others. I am not sure about Intel, in the recent news intel set-up the fabrication in china and vietnam. Texas instruments also don;t have any plan. Can anybody name it what are the companies willing to set-up fabrication units in india.

I am thinking about buying an acre of land (as part of a 250 acre real estate development project by one of the developer I know) around Dundigal Village by Medchal Road. I haven’t personally seen the land but I know the developer very well. He bought 250 acres and is developing it into a township. When I asked him to suggest an investment, he offered an acre of land (part of his 250 acres) at 40 lakhs/acre. His estimation is that I would be getting 3800 sq. yds at the end of development and that I will be able to sell it at 3000 Rs/sq. yd. What do you guys think? Is it worth investing? I looked at this place on the map and it is far away from Hyderabad. I dont know whether or not this falls under Greater Hyderabad. Can you please throw some light as to whether you would recommed me investing or not? Is this going to be a happening place in future at all? Thanks in advance.
Oxygencity, you can pay maximum of Rs1200 Per SQYD. They might’ve bought the whole 700 acres at max for 15 Crs. Which comes to probably Rs100 per yd. with all expenses. Add another 100 for their ads and commissions. Any thing above Rs 200 is their profit.
They are making people to fall in through their ads. They want to cash in during the market peak. So buy it if they offer for Rs1200 per Yard and hold it for 10 to 15 years to see profits.

Is it ok to purchase that plot? When I went to hada web site, according to a GO, this area comes under HADA.
If purchase now without DTCP approval, what kind of problems arise in future.

Most of the development works are completed and we will be having the Final approval in about 15 days. The construction is starting about 45 days. I will keep all you people Posted about the developments of Maple town.
We acknowledge the fact that there was delay with our projects but they were all procedural. If there is anyone who lost because of the delay, it is radha realtors, not its customers. Because we offered the Plots/houses at old price only which were booked by paying minimal advance. I am a customer of Radha(not in Maple town) and I am happy with the service I get from Radha’s marketing agents and I feel the company is transparent in regards to pricing i.e I was clearly told at what prices the transactions happenned before my deal. Prices do vary based on market conditions and I negotiated my price based on my own research and comfort level.
However, I need to express my concern not against the marketing agents but the company itself. Why is Radha very slow in executing the projects? I do trust and I would consider buying another property with Radha. However, your projects drag on for years. Its taking years to get approvals and then the work is also very slow. Can you explain why this is happenning and what is company’s plan to speed up work. Lot of times, customer is facing lot of tension and agony because of delay as we are unsure of our investments unless we occupy and take posession.

Hi all, As per my knowledge investment on NH7 , (bangalore highway) is worthy than Srisailam High way. Atleast within an year we have express roads to get out of city till Shamshabad and Express way till kurnool…No hurdles..till Timmapur..thanks to bio conservative zone.
I booked one plot at Sivana township at Nandigama village at very attractive price. So many other ventures like Puravidha, My Jewel city, Vintage flora etc. in the same vicinity. This is the only readily available venture with DTCP approval and adjuscent to new express way (not like PURAVIDHA, which is on existing road). Georgiatech University is coming in nearby area.

I bought 500 sq yards plot in Oxygen City nearly 6 months ago, Till now no registration, no approval, I got couple of mails saying that approval will come August 2007 and registrations will be done in by end of august or early september.. If any one from Radha reality is participating in this forum, can you please give the status? Are you really close to getting the approval? are you planning to start the registrations anytime soon?

I have seen people talking about Radha Realty Corp,some positive and some negative to which the Sales and Marketing representatives from RRC replied patiently and courteously. For all maters, public always keeps a notion of having speculation on marketing representatives talks,how much so ever they hear. I was in a same position too, untill my dad and couple of my relatives went and saw, then I did too in my previous visits. I visited india 2 times already this year and purchase at RRC was a prime reason. I have purchased 1 plot in Maple town and I am indirectly involved in 3 more purchases with in Maple Town, probabaly the one of the best and trusted builders of the recent age. Initially Aparna constructions secured this consumer confidense and now its Radha Realty.
How would some one not justify a 355 Sq yard East facing plot with 3800SFT built up aread, 355 Sq Yard West facing 3500SFT built up area being offered at 1.35 Cr against a 3 bed room nominal 1800 SFT flat in miyapur kukatpally areas being offered at 65 lakhs??? Given the out roar happening in hyd I still feel this is the safest bet one could manage to get, I am sure the left outs are no more lucky to find a resale in Radha Realty now as all of them have been sold out for sure.
The company which bought 33 Acers apprx for 255 independent houses as a part of gated community as their first venture started to sell out plots for 43(1st sale in ) May 2006, then reaching 65-75lakhs in Aug 2006, priced up their sales to 1.3 crore by december sold out almost all the plots, now they have vested some more investment for their next venture in another 5 acers land , this time its 311 SQ yard for 1.4 Crore. Any day I would go and purchase a house with a company which has got ethics, which stood by its agreement papers to cosumers who booked plots worth 1 cr for mere 5 lakhs and even when the house price shot up to 1.35 Cr , RRC still respected their agreement.
The company is going public next year guys and their first completed demonstrating project by then will be Maple Town, its putting its best in the costumer satisfaction, I have even spoken to one of the quality assuranse specialist for this constuction site who was a classmate of mine in KITS,warangal and he says this company is not compromising any where…
The huda approval is being delayed as HUDA made changes in their policies in April ending, which needs the company should set up all essential infrastucture like black top roads, club houses and pools in order for Mortgage clearance and approval, so we are talkin about 1 more months time for approval, In my previous visit on July 2nd I have seen the raods were layed out and all the essential foundation work was done so its mere 45 days time for the pillars to rise … and mind you guys, once the construction starts in this site, the consumer confidence is going to rise even more and money what we put is is going to get worth while.
In relation to this,If any one of you want to negate me in all what I said, please just let me know only one thing … Can I get an independet house of 355 Sq Yard plot with 3700 SFT built up area with a gated and secured community in a green belt area vicinity , just 1.5 KM close to Outer Ring Road which will be prime source of transportation and business in the future and just 8 KM from Shamshabad and 8KM from Gacchibowli/Hitech City/Jubleehills ???

Also, I would say I am only aware of their Maple Town and Dues Villes project, I did not see Oxygen City so I cant comment, but some investing god fathers told me that… Oxygen city is for keepsake for the next generation , but my requirement was to provide a retirement plannin for my parents and a luxury home for myself in next 1 1/2 yr, so prefered MapleTown and I am totally for it … by and large a good company who cares for their costomers.
I have spoken to the MD Ravindranath reddy and his associates who are good businessman’s
and also ppl who are looking to extend their business for the years to come and just not with all other investor brains to make money now and get out of the market … whos prime intention is to make extravagant profits … thats all

You can’t visit all the prospective places where you want to buy a real estate asset but few you can definitely visit.
Before even visiting those places just check the Google maps of those areas so as to have an aerial view of those areas which will give you the proportionate distance as well as the major road connectivity from the city center. This will help you in rejecting an area out rightly and also planning for your visit to that area.

You are giving an impression of an agent/Marketing guy for RRC. No harm in being an agent though. In any case you seems to have more info on the project. Do you know who are the builders for this project? (Like whom RRC is using for constructon?)
If you are not an agent/Marketing guy and you own a plot and visited that site multiple times, You would never say it is 1.5 KM from ORR. I have been to this place number of times and own a plot too.
The distances I measured (By driving through the Car) is 5.5 KM to ORR from MapleTown.
The rest of the Aprox. Real Road distances wold be after ORR completes.
Gahibowli - 17 KMs
Airport - 19 KM
Jubileeills - 20 to 25 KM depends on how you go there. Through BombayHwy/NarneRoad/FilmNagar it would be 20 KM.
One more thing abt they giving correct reponses to all the queries is not true. If they know that all these amneties needs to be completed before getting final approval from HUDA, why do they ned to keep telling that they would get final HUDA approval in 30 days from past 4 months?
As a owner of MapleTown I feel good for buying there and I wish they would do a good job. But don’t want to hype too much and provide wrong info.
It is glad to know that they are considering this as their flagship product.

At the outset, great blog with varied opinions. I have a few questions and would appreciate if someone helped me out with guidance.
1. Has anybody invested in Eldorado on the Srisailam highway from Green Home? Do you see any concerns there?
2. I admit that I’m a middle-class guy who can’t shell out crores of rupees like others on this forum are able to do so but I still dream of owning a decent villa with a gated community. (Well, dreams do come true, don’t they?).
Do you guys have any recommendations for villas that may cost around 25-40 lakhs and may be around 15-20 kms away from Hitec City?

Reality (not Realty)
1. This is not a direct response to your questions Reality, but I was in pretty much the same situation, and hence I think my experience may be of use to you.
2. I am from the salaried middle class too, and had deposited an initial booking amount of 1,43,000/- with GREENHOMES for Plot no (as it was then) 1327 in PRINCETON in Feb 2007 on an assurance from Mr Ravi from the same company that in case i was unable to arrange the balance, i would get 100 % refund.
3. I had to go abroad on official business, and was unable to arrange the finance and hence cancelled the booking (where plot Nos had already been changed!). GREENHOME kept me hanging and I had to make numerous calls to MR HARI BABU from the U.K. where i had gone on Govt duty. He never bothered to reply either by phone, or even by SMS or e-mail.
4. Eventually, after a long time they returned only 1,14000/- saying 20 % deduction was ’standard practice’. As an air force officer I can’t afford this, and am now in the process of approaching police authorities as well as the AP Govt regarding this.
5. My only advice to you would be to make sure you have a legal document that clearly states that in case of cancellation of booking, you will get your refund. Also be careful of GREENHOME changing plot numbers after booking. A few of colleagues who have booked in PRINCETON are now caught in this.
6. All the best. i wish the Govt had better regulatory mechanisms to safeguard the interests of the middle class from unscrupulous companies such as GREENHOME.

I am not aware of Aparna Sarovar though, I initially planned to get a house in Aparna Constructions in the month of Jan 07 but the prices shot up again till I pooled the money in for initial deposit so had to change my plans for some thing else, Heard that the first house in Aparna was sold at 38 lakhs and today its worth 1.8 Cr, wow … 600% returns

As for Aparna constructions, I too heard from good feedback on the company as a whole. Their web site is probably one of the better ones I have seen among local companies.
We booked a 400 sq yards plot in Mahidhara Estates,Gangaram Village near shamshabad and we booked it in December when they were about to complete Phase 1 and start on Phase 2. We booked in Phase 2 as there were not many plots available in Phase 1. Its been 8 months now and they do not have DTCP approval for Phase 2 yet. They are saying they have applied for it and due to the changes in govt policy, it taking up time. We are getting frustrated as we have deposited around 21% as initial Deposit.They seem to have all legal documentation so we ventured into this. But this is taking forever. We are NRIs and we cannot do much staying here.
Anyone who had purchased/booked plot in this venture please shed some light

I recently bought a “main road plot” or “future-commercial” property in Nagaram at 3800/sqyard. It is under HADA high range zone. Does the price seem correct?
People are being cheated by realestate comapnies who do ventures at shamshabad in different methods.
1 - They allot you one plot and give you another one.
2 - If you are paying in installments, and if somebody pays more than what you are paying and you dont get that plot.They will cut some percentage form your total amount and pay the rest (if you r lucky)
3 - Without DTCP approval , they will make you buy land
4 - Finally, if it wont come, they wont pay money
B careful in buying land at Hyderabad.Pls dont invest all your hard earned money on lands.Enjoy by putting cash in banks or stocks or bonds
Dont buy in Sai chaitanya venture near Maheshwaram.Its in Govt assigned land.

The boom in economy of Hyderabad is mainly due to IT companies and NRI investment both from Western Countries and Middle-east (later is more). Radha realty company has sold plots in west end meadows, narsingi from jan 2004, but so far they didn’t get Huda layout approval. They give some excuse or the other for the delay. i don’t know when they will get the approval. i want the company people to come clean on that front if they want to grow their business in future… Without completing one project, they start another project and invest the money in the new one and forget the old project… very bad execution… i don’t know how they are going to succeed if they act like this…

I would to warn you all about Radha Realty, they are in deep trouble and they do not have DTCP approval, please do not invest in any of their ventures, Oxygen City is a piece of junk. I bought plots from them in September of 2006, in deep trouble, I do not know when these plots will be registered and I do not get any good answer from them.
Please do not even think of Oxygen city, I am sure you will loose your money.

Thsi blog looks to be good. I am also a very recent buyer of a property in Maple town. But as some one quoting it right, where in the vicinity of the city will u get a gated property at this price. Seems RR is some what realistic to the pricing. My last visit to the site before evaluating about by final purchase paln was about a week days back. Now that the roads are laid, and for some houses the foundations columns are on raise. So seems a good activity. The best part of this property , unlike others matching with this price, is the approach from Mehdipatnam, is 6 km, I clocked it personally. Also there is a cantonment on the way, so we may not see much of up coming constructions and subsequent traffic jams. The site is just 1 km from the main road, where you will find all the required basic amenities, like vegetable, Grocery stores like rel.fresh, Syndicate bank , and a good transport to the city. What else we require. I feel Maple town is better placed than other thrown out projects where there is only a pile of hard rocks right now. So, this is purely for my retirement plans and stay, so I am happy with the kind of buy I made last week.

This is like ~38 Lakhs for 300 sq.yd (2700 sq.ft); This is crazy, @
$100,000 just for land no house, no developments (just future
potential).
People in US know that average middleclass Americans (typical white
folks), wont even pay that much of “cash” for HOUSES (let alone land plots) even
in big cities -> they just take mortgage @ 6% not at 12 or above% like in India. (typical houses in US cost $200K-$500/600$K depending on location, and they take 30 years of mortage)
Now, in India people put all their earnings in land-plots (no house,
no developments yet) - just shelling out ~$100,000 (after tax!!!) just
like that - as if its peanuts. This is nuts!!! Considering this
wouldn’t normally happen in US or even in other european countries.

Radha realy did again
we bought a plot in their venture more than one year back. They went on telling to obtain the necessary approvals and register the plot. After more than one year when insisted they gave checks. When submitted in the bank the checks bounced saying no money in the company account. Has to see what execuses the company wioll offer now.
GSR, can I know in which venture you purchased from them?
I thought its a serious offence to have your check bounced. Legal action can be taken. Please post thier response.

Thanks a lot for all your comments. This site provides fantastic information about real happenings of real estate in Hyderabad. With regard to Radha Realty (RR). I’ve been to India last year and visited their Maple Town and Narsingi sites. And I went to their office to discuss the deal I can’t remember the Manager (They call themselves so!!!, insult to human beings) name but behaved utterly unprofessional, can’t even speak english properly but with full of arrogance and like an idiot, said we will do everything and the cost will be 1.75 crore and asked me to pay 25L as a deposit, these plots are not even approved by govt. Hown on earth one could pay 25L and pray God to double his investment, for your deposit all you get is a receipt on their printed letter(legally not valid). I was furious with his behaviour and walked away. For 1.75 cr I can buy a mansion in US and can earn a decent salary and have beautiful life (No corruption, pollution, diseases, social problems, and so on….). Radha Realtors are a big FAKE, BOGUS company. Please don’t invest your mopney at all with them. If you have already done so, pull back if you can. In general, Hyd real estate should be called as Unreal Estate. The $ is crashing, China is moving 20 times faster than us, rupee is getting stronger, security is already a big concern in India for foreign companies, pooror very bad indrastructure. All this lead to decide that we no longer be cost effective for western companies. The result would be, 5 yrs down the line, S/W exports won’t be beneficial for our companies so all we would see is a major crash in the market and people go bankrupt and houses will be repossessed by banks who gave loans and a major disaster is ahead. The current prices are just a joke, unjustifiable. The current prices are not justifiable even we have all future planned developments are finished.
BEWARE of buying property near the airport, how on earth one would live close by airport where currently 200 big int flights are planned to land every day. According to science, the noise will make children deaf and cause minor tremors or huge noise to buildings so life will be miserable to cloe by airport. DON’T BUY or you will SUFFER in future. Becasue all NRIs crazily investing, hence the price boost, be sensible. Our money is hard earned, tax paid money, not an illiterate from India work as a property broker and make black money. SO CAREFUL with your investments. At the end of the day you will not get the quality of life in India as you get in US, UK, EU or developed UAE countries no matter how much it may develop, people are the problem in India, the blood need to be changed, fully corrupted mind. You just can’t trust these property agents/brokers/mushroomed real estate companies. These people buy land at cheap prices and sell it for 50times more and get full price from the customers and start building house with our money, what happens if construction go wrong or if thier other investments go burst, they will give a big hand to us and disppear in overnight, is there anybody in India will legally protect you, NO, NOT AT ALL. Need your opinion related to Bio zone near NH7 shamshabad airport, will HUDA approve any constructions under Bio-Zone
they were talking few months ago regarding growth corridor / SEZ .
near to outer ring road will there be any constructions on 4 sides. or the land is going to be Bio zone.
i do see lot of houses constructed with the panchayat layout approvals.
what will happen to them recent news by YSR saying all panchyat layouts will be cancelled. that means they are inventing avenues to raise more revenues..
i am from miami, i do see here there are lot of business parks adjacent to the airport runways. from my office i can see runway which is less than a mile.(Airport corporate center)/Miami.
lot of people in hyderabad were saying govt. wont allow any construction with in 10 kms of radius.
if any one knows here about BIO zone please share your thoughts.
Also in hyderabad even to this day near sanjeev reddy nagar area, people are buying/selling plots on teh basis of Notary thats all. not many in those areas get huda approval.( i do not know how much of this information is true /false.)

I was hunting for a house around miyapur for 20-30L. By chance we visited duplex houses(row houses) beyond bowrampalli village which were being sold at around 50L. The quality is the best and the builder is a (or was a) software professional from oracle corp. He hasn’t compromised with quality. Duplex houses within very close proximity of these row houses are being resold for 80-85L.
At a time, when the real estate property values are reaching crores, i have come across a venture who are offering a plot of 200 sqyards for as low as 4 Lakhs…just 3km from Shamshabad airport.

ppl r going as far as 40 km from hyd. many ventures r coming up near singapore township. ppl forgot warangal highway. one can invest over there n reap harvest in coming year. If one goes to that area then only development is visible. my piece of advice is go for area which r cheaper n nearer to main city. near narapally lot of govt land available, if govt decides to give away to MNC, prices will shoot up…

Same thing happened with Sai Chaitanya housing.I bought 200 sqr yards at maheshwaram in Jan 2006. I have been paying in installaments. When i have pressurised them for registration, they said the land is assigned land. So they gave me a check for Rs2,48,000. (Total amount I paid till now). When i deposited in bank it bounced saying that no balance in their bank account.Making calls to them everyday from US. They wont pick up and answer properly.
Buyers, beware most of the realtors are doing this way.I waited till I saw prrof that they got DTCP approval. After that I paid advance, even then they cheated me this way.I still dont understand how is it possible to get DTCP approval for assigned land.Is this the system in India.If everybody tries to cheat like this, how can we survive in India.
Did anyone buy plots in WestBrook Project near Shamshabad by Suchir India. The Seller is asking Rs. 4500/sq.yard and says that only a sale deed can be made now; registration will be later at an indefinite time. The real estate boom at Hyderabad is mainly contributed by software professionals.
About 50% boom is due to software guys.
This escalation gone up & up and now it has reached a very sensible place.
Anticipating that the costs further go up and hence what ever the rate we buy now, we will get profit if we sell in future.
But there is a big danger now!!!!
The weekend dollar puts all of us in trouble.
The exchange rate goes down from forties to 38 35 33. It will definitely reach 33.
Realize the situation at this stage.
The IT companies are at huge loss. The have to work put alternatives for cost cut, there are two immediate solutions.
• Optimize resource. Screen the real skills. Optimize the outputs. By doing this, companies will reduce resources. What will happen to guys those already paying huge amounts of interests for home loans?
• Open offices at smaller towns so that minimize the maintenance cost drastically. Due to this, the IT professionals at Hyderabad have to scatter to smaller towns. In such case, what is the asset realization in terms of salability or returns due to rentals? What is the fun in having a highly paid asset with out having valuation at par?
This is serious aspect, all should re-think.
Dear IT professionals, keeping this in view, please do not rush to realtors and do not get trapped in to a life long liability.
Now, you can see lot of ventures in Hyderabad without bookings. There is a panic situation with realtors. Please do not allow them to shift their headache on to you.
Please pass this to all who are dreaming owning accommodation at Hyderabad, just to realize the facts.

Sai chaitanya or is it jana chaitanya..few poeple does it like this.. If you dig the facts it is like this.. It is not assigned land. They just want u to exit from their venture as the current plot rates are high. once u exit they can sell ur plot at a high price to someone else.
We donot get approvals for assigned lands. its just the tactics of the real estate companies. Many of my friends also faced the same.

I appreciate ur good advices. But agree that the real estate market is hyped in India and as you siad its because of some people who are investing in to double the investment. As long as the land changes hands its value keeps on increasing and mostly everyone today are investing to double their money. There is no wrong in it. But the situation u see now is because of that.
But I definetly not supporting all u said. I see many people sitting in US and scolding Indian economy. You have no right to say something wrong about a country and minds of people here. You are always welcome here to come and change or give advices on how to change the economy. Anyone can say whats wrong but its difficult to tell how to change it. It is already 1 year over now and still they are not ready to register the sites. I had taken it very lightly as I thought they will do it and it is only a matter of time. But, after hearing from you about their stories, I am really worried now. I am staying in Hyderabad only and want to visit their office as soon as possible. I heard that the realestate investment is down already… Well just came to know that infosys is not very keen to invest immediately in hyd - waranga; highway whatever it purchased..people who have ignored my previous advice (Back in Aug) may already have been in deep trouble… My prediction is comming true the real estate prices in 2008 in HYDERABAD is heading for CRASH……

Stay away from Radha Realty. Im one of the old customers of this company.
They say they are decade old company, but they have not delivered a single project till now. They are great marketers.
Mr Ravindernath Reddy, chairman & MD of Radha Realty the worst person i have seen in this business.
We have invested in three of thier projects, nothing is delivered to date.
First it is Greenlands: They assured us a Huda Approval and sold the plot. Todate there is no approval, instead they have sold the entire 100% open spaces. When we met Ravinder on this issue he reluctently said that you property value has appreciated & not to bother about the development.
Second Westend Meadows near Kokapet: This is really a nghtmare experience, They sold the plot assuring the HUDA approval. They have included all the developmental activities in the Sale deed. they ear marked the mortagge areas. finally after 2 years they got the Residential conversion. they also mortaged the land the HUDA. Suddenly they have stopped after the Kokapet auction in 2006. RAVINDERNATH REDDY got greedy and forcing us to sell the plots at through away prices.
In 2003 when we invested in Westend meadows the land prices Journalist colony in Goppanapally were Rs 1400 per Sq.yard, Rs 2000 per Sq.yard at alkapoor township. We paid Rs 2300 per Sq.yard then and the price what he is offering is Rs 12000 per sq.yard. Whereas the prices in Journalist colony and Alkapoor township are running at more than Rs 20000 per sq.yard.
Recently i came to know that he is selling the land for more than 12 crores per acre.
Third Fortune Meadows at Kismatpur: We bought it in 2004. Nothing has done ever since the sales is completed. No body in the company gives you any information about this project.
Friends trust me Radha Realty is the most unethical company i have ever dealt with.
Thay promise everything in the world to sell. They will make you invest your last rupee. then the ask for the references. the moment they come to know you have nothing to invest and you have no one to invest. they dont care answer you.
If you want to meet Ravindernath Reddy, you have to wait for a minimum 2 hours. Nobody in the company cares for you in the premises.
Friends stay away from this company. I know lot of other customers who invested in other projects of Radha realty feeling the same.

As a result the whole layout was deprived of the HUDA permission. Now Radha realty wants to cancel the earlier layout and apply freshly for Huda omiting the land with issues which would be a boon for the customers.
Now coming back to the main course, radha realty is offering a buy back offer to the customers who want to exit. For my 500 sq.yds. I was offered 4500 sft of apartment space in their upcoming Joint Venture with Nagarjuna construction abetting the OuterRing Road at Narsingi.
I enquired through one of my contacts and I came to know that Nagarjuna would start the bookings of the flat for Rs.4000/- per sq.ft. as soon as getting the permission, which i was told would take about 6 months.
Comparing the present value of my plot of 500 sq.yds. at about Rs. 70 lakhs to 4500 sq.ft of apartment space in nagarjuna can be valued at Rs. 1 crore 80 Lakhs after 6 months, I think its worth the deal. I have committed myself to the deal offered by Radha realty.
Secondly I happened to visit their Maple town last weekend. Contrary to my earlier thought of sluggish movement of the project, i was surprised to see the work at full pace. Almost all the houses have started and couple of them are in the slabs stage. Now I firmly believe that the project should be completed by march next year.
So friends please let me know what you think about the Proposal that I accepted with Radha Realty.

Looks like there are lots of theories that are floating in the market about us. I am surpried to see many of them are even baseless. First and foremost I would like to invite Maple town customers to come and have a look at the site and then comment on the progress of the work. The footing are completed for almost all the housing. Few of the houses are in the slabs stage.
One of our friend Happy has very interesting coments to make. By the way its wonderful Name “HAPPY”. I would appreciate more if you can come in open and prove a point of two against us. We are more than willing to correct ourselves if we are wrong.
My Dear friend Happy or Unhappy, Please reserve your comments before you make a claim. It is true that we are offering a buy back in Westend meadows to the customers. Like it is known to you that we had issues in the layout pertaining to few plots. We are freshly applying again to HUDA minus the problematic plots so that we can stand on our promise. If we wished we could left the layout as it is and the let the issues drag. But we at radha realty firmly believe that a Promise is a promise kept. Show me a realestate company that will hold to its promise even after three long years of selling the plots. As to those whose plots are in problematic land we are offering a buyback or compensating with that of constructed area in our Joint Venture with Nagarjuna Constructions, whose Value is literally at more than double the current Price.
Lets hypothetically analyse this, If you had a 500 sq.yds. Plot in westend meadows which can be valued at 60 to 70 Lakhs. What we are offering is 9 sq.ft of constructed area in Nagarjuna Constructions Joint Venture for every 1 sq.yd. in westend meadows. So you get 4500 sft. of apartment space for a 500 Sq.yds. Plot. Nagarjuna constructions in about 6 months after obtaining the permissions will start bookings of the flats @ Rs.4000/- to Rs.4500/- per sft. so for your Rs.70 Lakhs plot you get close to Rs.2 crores.
So ultimately for your investment of Rs.11.5 Lakhs in 2004 you are making Rs.2 crores in 2008. It makes me wonder what else is the kind returns one ought to expect from the realestate investments.

nice to hear from you. somebody is replying on behalf of radha realty. you only replied to one of the allegations mentioned by happy. what’s the reply for other layouts? also, why the problem for west end, after you sold the plots and registered. does it mean you didn’t have clear title or ??? also you didnot mention in which survey no and plot no, that are having problem. we heard that the company is calling all plot owners and asking for buy buck. can you openly admit which plot nos are having problem.

I always believed in taking risk and reaping the rewards,As I previously vouched on this organization , I still think its a safe bet - but I have some concerns to be brought in here too. RR corp is still known to be a decent company with a decent sale rate, but the problem as with all is they defer every thing, I got my registration done for the 2 plots on Dec 26th wednesday,first I thot I would keep both of them, but given the EMI’s to the bank I am planning to sell one after the slabbing is finished in order for me to expect good returns
RR promised to provide the ready to move in property by End of Nov 2008, now I will have to wait and watch to what extent they would stick by to their word
I am no good saint to advice or pass suggestions to ppl here, but out of my experience guys, one thing I want to put forward - always take calculated risk in order to make money, so keep investing intelligently and India cant be better than any other country today,do not completely go with ppl who are skeptical about investment . I read Mr.Jogi Reddy talking about bitter economic situation in India and he getting an offer of 1.75 Crore for a RR house,but as we all know , Had he persued the matter with some “PIRAVI’s” or recommendations from the big guys or insiders he might have brought the price down to less than a crore, which is what we have done. Be creative and dont be theoritical in India . I am sure Mr.Jogi Reddy will regreat one day to not have invested in this Gated Community . Rest at your descretion
As said above …. it would be a surprise to the world if India could provide a mansion,a decent salary,beautiful life,No corruption, no pollution,no diseases,no social problems ….. I really wonder why ppl with such and attitude even think of investing in such a country. So strange that they realized all these problems existed in India only when they learned that a mansion in hyderabad would cost them 1.75 Cr.
Inspite of all these odd, Hyderabad is still loved, we still like to stay in that place. If you can change the place change it, be a part of it, evey one can talk good sitting outside the box.

Hyderabad real estate is heading for a crash soon. I am receiving many emails from the real estate companies operating in and around Hyderabad stating that they have reduced the rate per sq yard and offering discounts upto 40%. Those real estate companies who demanded Rs.5000 per sq yard before are offering now for 2500 per sq yard. This shows how much the market is down and it is heading for a crash soon. The boom and mad rush were the result of the rumours that “NOW OR NEVER” which is not true. People were made to think that you buy now or you will never be able to buy which is bullshit. NRI’s beware every tom and dick is a real estate agent and releasing false advertisements on the websites to attract NRIS. Think ten times before you invest your hard earned money and dont go for mad rush which is in turn making the life of middle class people miserable. The people who are suffering a lot due to the boom could be our friends, relatives who are living in Hyderabad. Exhorbitant rents, abnormal prices of the real estate made it difficult for the common man to live in hyderabad. Shame on Raj sheker reddys government which spoiled the whole state in three and half years of his ruling. You name anything in AP and it is unaffordable.

We bought 3 plots (3×500) in the SkyHigh Layout. They registered the plots within a month time. The layout is closer to Shamshabad Airport. The people are very professional and plots are final approval and they showed all the documents before we bought the plots. They delivered what ever they mentioned. I just bumped into this blog, its good to see the comments and experiences. I live in North America, and I got to Hyderabad every 18 months or so.
I have been to one of my friend’s layout(in 70 acres approx), I should say I have not see the quality they are putting into it. It is exactly opposite to New BITS campus in Hyderabad.
As I mentioned, this venture belongs to two of my friends and they never asked me for publicity. Just go there and see it. I assure, you will be amazed by the quality.

Don’t buy anything by sitting here, just get someone from India to have a look before you buy it. Also ask for the previous(if any) ventures they have done.

Myself and some friends bought plots in oxygen city and invested in the cash back offer. The plots are not registered yet pending approval but they paid us back the cash (double the investment) upon maturity of the term. Personally I do not have doubts on getting the plots registered. It is a matter of time before the approval comes for Oxygen city. People said the same thing regarding Maple town and Dews Ville projects. They got HUDA final approvals for those projects and construction is in full swing.

My Green Home (Eldorado - Kandukur) plot has finally been registered after 9 months! They did change the plot layout after the govt approval. It seems to be a modus operandi of all real estate companies to lure people with promised layouts. Things definitely change after the approval. And the companies conveniently blame the government though they very well would have known in advance that their proposed layout was never going to be accepted by the govt.
On another note, how is the market at present? Is it slowing down or stable or still going up?
I am looking for an appartment 1500 sft in western hyderabad. Does anyone have any idea of Alkapur colony and any new projects here?
As far as I can make out, the realty market is right now going through a tough phase. Thanks to the steadily spiralling inflation and rates, investors are keeping off contracts by and large. Some real estate companies, though, are still doing brisk business. These primarily are those guys who have mainly stuck to the basix, while outsourcing the rest to capable folk.
Case in Point: Take a look at Dhaatri’s Auravilla. Despite the lee season, buyers are genuinely keen on this project. Main reason: These guys have gone the whole hog legally. The project is approved, the land is theirs, and construction plans are all professionally created and audited, and the entire building plan is phased out in a structured fashion.
All in all, if you ask me, the situation might seem grim, but there’s still hope, and we should see some sorta turnaround. But in all probability, this can happen only when the builder gang gets its act together. What say?

Iam a constant observer of this blog, but, it’s for the first time, I thought I should air my opinion on Radha Realty.
I purchased a 1200 Sq.yard plot at Green Lands in 2003. While I approached Radha Realty recently after glancing the news of Layout Regularisation Scheme, they responded quite good to my request and initiated the process of LRS for the entire layout. Govt seems gave time of Six months for approval of the plots applied for. Radha Realty is confident obtaining the same in a max of three months. If this happens well, it’s really a great investment I made with Radha Realty.
In 2006, I bought a 600 sq yrds plot at Amity Park near Shamshabad on NH7. Anyone here knows the current status/rates there? How is kondapur area near Gachibowli? What is the maximum per sq yrd one should pay there? Also, NRIs buying these villas or apts for investment purposes, is there resale for them, or can they even rent them out at good rates? I was more inclined to plots to avoid the rental hassle.
Any body owns a plot in Green Lands project launched by Radha Realtors? I own a piece of land there and would like to get in touch with folks who own a property in Green lands.

Hyderabad real-estate is currently held tight by speculators and real-estate agents who often lure the potential buyers by promising them more returns down the line. However, given the inflation level,cost of labor, raw-materials and other construction paraphernalia vs the current salary or income levels, there is still a greater chance of market cooling off itself. The price may be lower or cheaper during the next general elections in AP.This may be before or after,but sometime around. By that time, the cascading effect of US market (with prime and subprime loan defaulters piling up), the market may be less speculative and the real-estate agents should start growing paddy in those lands if no one buys in the mean time.
Rule of thumb
Always remember, check out the home price to salary levels and calculate the home price. Ideally the price of home should not be more than 12/13 times than home rent of that property. For example, if the home rent is 5000 per month, then the property value should not be more than 5000*12*13

Their GM’s house has been raided twice in the last one and half years. lost my own Rs. 6,00,000 which I paid in full. Do not pay them a single rupee.

This is about Aliens Group and specifically about Aliens Elite and Miyapur
Was searching a place on the web where i could post my experiences with a high flying company called Aliens Group( of the space station and Elite fame in Tellapur and Miyapur respectively). It was started by two well meaning brothers and initially everything was looking very rosy and that was the time when everything was going good, the US economy was stable, its business was pouring into india, the IT and ITES and services sectors were doing well and the average salary increase was 15%, the dollar was very strong, the new indian middle class was shining and raring to go, the home interest rates were well within reach. It was the perfect time for the realtors to make money and the monteraliy empowered middle class to realize their dream of owning a premier home with all amenities and in the meantime in comes Aliens with its ultra marketing techniques, graphically appealing posters, advertisements, claims of proving a great experience to customers, sweet talking sales people who could sell sand to the Saudis and water to the Hawaiins and people started the bookings in all earnest. But things always dont remain the same, translating words into actions is not the forte of everyone and anyone, Aliens started realizing the effort that it takes to complete a project of such a magnitude and there was no standardization in customer communication ( communicating about the payment schedules, completion schedules ) nor were they meeting any timelines. Initially everyone thought that it was probably a normal thing in this sector, moreover all customer meetings were attended by one of the brothers with an entire entourage of team who would try to give all kinds of excuses and reasons for delay an most importantly a reduced quality in the work. This was 2007, then the US mortgage crisis happened, the rupee appreciated , inflation increased, the RBI increased the PLR and consequently all the banks increased their interest rates, people started feeling the pinch, Aliens also started feeling the same since their banker started imposing heavy interest on them, and then, the best thing happened. Aliens started passing on the financial burden to its customers through different means, they claimed service charges, claimed BRS, now they are levying interest on delayed payments citing some schedule which was never made public nor was it standardized. And there is more to come, they promised great amenities, exceptional living conditions and the reality of the matter is that the project looks like any other ordinary project, no connecting roads, we who have booked in 2005 are paying huge pre-EMIs to banks and now paying interest unnecessarily to Aliens. I have dealt with some realtors in hyderabad and Delhi earlier, but Aliens take the cake in terms of their utter unprofessioanlism and trying to take the customers for a ride throughout. Friends, kindly check on the antecedents before investing in any of their ventures.
WARNING!! Do not give a single rupee to anybody at Chalapathi Estates. These guys are there to rip you off!! They are scamsters of the worst kind. I paid in full for a 200 sq. yd plot in their Unique City Annexure project in April of 2006. Till date, they aren’t done with registrations or even development. Their senior management people are having IT raids on their homes. Try calling them on their office phones and they have their people lie that they are not in. DO NOT pay a single rupee to these scamsters!
Real estate in Hyderabad is crashing due to US economy crisis. There is frantic selling in nizampet and all over Hyderabad. Now TDP has come with a statement to support Telengana State, the worst is still to come for real estate. In narsingi, rates have come down sharpely from Rs 20k per sq yard to Rs 15k per sq yard and it will fall even further. Why no blog reports the real picture. Why people want to squeeze hard earned NRI money.
The Truth behind Real Estate in Hyderabad…
I am a Real Estate Professional and this may deem as a confession to some, half cooked lies to soem, but others in the field would recognize the truth within.
The Beginning of the Beginning
The year was 2004 and it sounded the arrival of the best( and worst) real estate boom seen in the twin cities. Buyers fell into the “herd mentality”( as it is called in marketing circles) and ran about buying pieces of land all around the city like land was about to go extinct in the next 3-6 months. Shamshabad airport was announced along with projects like Fab City and Nano Tech Park in and around both Bangalore and Sri Sailam highway and the US economy was sound and IT booming. An example of Indian middle class shining – every Telugu household in Hyderabad has at least one child working in the United States, and as with the American Dream, the Indian Dream ends and starts with building your own house. With the influx of hard earned dollars into the real estate market, and with demand increasing 200-400% in every 3 months, every nook and corner of the erstwhile agricultural land in and around Shamshabad and other areas like Medchal, Shamirpet, Nizampet was bought at peanuts from the farmers and was converted into a plotting layout. The day of the modern day real estate rags to riches agent had arrived in full force.
And the land developers to cut down costs always maintained a very minimal staff on payroll and an entire front and back line sales force on margin based commissions. A plot which the land owner bought from the farmer was sold to the developer at Rs. X/ sq yd. The developer added another 500-1000 for the approvals and developments like roads and other amenities and the rate became X+800(assume DTCP Approved and medium level developments). The developer then gives these plots to a real estate marketing company( most big time companies at the moment which claim to be developers are infact marketing agreement holders or MOU holders) at a rate of X+800+400. These marketing companies then give these plots to their marketing teamleaders/in charges/managers etc( also agents, but higher on the pecking order) these “super” agents then further outsource the said plots to agents lower in the pecking order for X+800+400+400+400…you get the drift. The additions are not fixed and could vary, so you get different rates for the same venture from different marketing agents(depending on where their “cut off” is)
The End of the Beginning
So by 2006-2007 mid, the rates got hyper-inflated in the Shamshabad area just by agents selling at higher margins. There are some cases in which the all the agents’ commissions put together sometimes exceeds the plot cost by 2-3 times. But the general MO would be a plot of 1000 Sq yds cost the end buyer 40 lakh and the developer actually must have got around 22 lakhs, the remaining 18 lakhs go to the agents. So when you see a real estate agent who in 2003 was in a scooter(or worse) and in 2006 has a BMW and two Skodas and three flats in the city, you were wrong to assume he raided a bank, he infact raided your savings/investment. Every(read EVERY) real estate deal which has happened so far in Shamshabad area, yes even your deal which you think was the best deal possible with “bestest” rates and “ maximum discount chesi maa saaar tho matladi chesina” rates could have been made atleast a few lakhs cheaper. I know agents who have pocketed atleast 25-60 crores in these 3 years. NRIs were the easiest to swindle, Shamshabad was the top listed Google keyword in the NRI world and the real estate websites were full of beautiful landscapes, futuristic buildings, with every dirt-trap being a “Mega” venture and every Ella Pulla Mulla being The Trump. And with the real estate upswing and the booming equity market in the US, NRIs felt this is the time to invest in the Indian Dream of buying a piece of land, money changed hands through online transfers and the poor NRI had bought himself a white elephant. Or in some cases a disputed land or no land at all.
And when the NRI comes to Hyderabad and wants to visit the site, the all the while pleasant realtor who showered you with all those kind words while buying the plot says “ we don’t provide vehicles, go by yourself” then on the way you realize, this 8km from the airport seems more like 25km and half way through the visit he actually gets a doubt if he is on the right path, because the road is a mud road and there is nothing remotely “mega” about the ventures he sees lined up on either side of the road with models pouting and welcoming them into barren lands. Where are the landscapes? Where are the buildings? Where are the airplanes? While these questions crash in his mind he calls the realtor, he says you are on the right path,just a little more further you will see a board, take a right there and go further, then left and then left after sometime, by this time he has realized the color of the elephant he bought, but still ventures on to see and cross a few non-descript villages and dust filled roads. The 10 min drive from the airport mentioned in the website actually takes up the greater part of an hour and 30 minutes and he has arrived at the venture, which is just a dirt road with dirt on either sides on the road with a few yellow markers indicating plot numbers( if he is lucky, and the developer is kind enough), By now the realtors mobile is in meeting mode or switched off. He manages to come back into the city, and after a few seething hours, the hypertension has left his system. He visits the realtor’s offices the next day, all plush and fully air conditioned. And the “MD” turns out to be a village idiot who speaks exclusively in Telugu and in broken English that the NRI doesn’t understand, Where are the developments? They will come after the approval. What approval? Isn’t this already approved? No saar, this is been given to DTCP for approval yada yada yada. But brochure and website says DTCP approved? Yes saar, DTCP is under the process of approving it yada yada yada, orey saar ki coffee thiskoni raraa Who will know when it will be approved? DTCP will know saar,Where is DTCP office? I don’t know saar, (WTF do you know??? ,I know how to F with your money), the agent who sold you your plot meanwhile has disappeared, leaving the developer with deniability. The NRI then leaves the office and talks to his friends and he tells them about his experiences and how he got cheated and how he wants to go to court, his friends bring him back to ground reality, babu idi India, Amerika kaadu, class action suits and litigations ikada panikiravu, nuvu oka pani cheyi, nee plot eydo okka ratelo ammaisi chethulu kadduko. He decides to do that and sells the said plot at a “cut off” to another agent who sells it to another client with another addition of margin layer.
So the same or similar scenarios happening on a large scale shot up the prices in a matter of 3 years to a level that gradual and normal growth would have taken at least 10-15 years. With gradual and steady growth and increases in land prices, comes time for infrastructure and living amenities like schools, colleges, hospitals, shops etc to blossom. But all we have in the Shamshabad area now are farmers with Scorpios bought with land sold money, around 9000 acres of real estate plotting( out of which around 600 acres(less that 7% of total ventures) have proper approvals, yes, your “mega” venture most probably doesn’t have the proper approvals), no houses within these ventures, no support infrastructure, just dirt sold at anywhere between Rs. 1000-6000 per sq yd depending on the time period bought, agents level in the pecking order and location, instead of following the most important rule of real estate which is there are only three factors important to buying real estate- location, location, location .
The Beginning of the End
By the middle of 2007, the real estate market in the US and with it the entire economy went into reverse gear and its ramifications were felt in our Shamshabad too, with developers still buying land to churn out plotting ventures ( again encouraged and misled by the “acre” agents). The bubble was all set to burst and all it needed was a pop, which was provided by KCRs TRS announcing pro Telangana this and Thalli Telangana that. Panic set in and the supply had already exceeded demand by that time. The slump started in 2008 and has continued till date, but the coffers of those who ventured into the plotting business around 2003 and finished most of the ventures by 2007 are now the crème of the society mostly dominated by Reddys from Nellore, and who bought land in and around 2007 are in a soup, again mostly dominated by Reddys from Nellore. Real Estate in Hyderabad has lately been a Nellore enterprise.
The future…?
Nobody knows, hindsight is a perfect 20/20 cant say the same about foresight. But, don’t believe the hype about the elections again setting about a boom in the prices, the boom seen in 2003-2006 was an anomaly and happens once in a lifetime of a city give or take 300 years( your plots will be of excellent value to your successors 4 generations from now). Seriously I think after the election, transactions might increase with the political and geo-political issues resolved, but a marginal increase. The market I see recovering to around the 2006 ending level in around 2-4 years from now. 2010-2012 should be “reasonably happy times here again” period for real estate.
What to do now?
I wouldn’t say don’t invest in real estate till 2010-2012. 2008-2010 would the ideal time to invest as its during recession and slumps where profits are made by intelligent investors. But invest carefully and not through agents, trust companies whose marketing teams are professional, educated, knowledgeable and ARE ON THE company payroll. Real estate has been, is and always will be a safe and assured return based investment if you keep a few pointers in your mind.
1) Developer and title : Choose a good developer and half your job of selecting a good investment is done. Never buy plots from companies whose higher level management are not educated, they will be the first to wash their hands off. Trust your gut, if you think this guy seems shady, He IS shady. Get a look and feel of the venture and understand the vision of the developer as to where he and how he plans to develop the venture. Clear title is of equal importance. Ask for pahani nakals of the past 30 years, any good developer worth his salt will have them.
2) Location : Location, Location, Location. Connectivity is of prime importance if you wish your real estate investment to get you good returns at a reasonable time frame. Don’t prefer ventures that are too much into the interior unless they are surrounded by prestigious or ventures that are backed by an established brands. Always a safe bet to invest where there already are a few homes in the vicinity of the venture.
3) Approvals : Understand the different approved layouts in terms of descending prices- HUDA, HADA, HMDA, DTCP and the unapproved – the village panchayat. Tentative and final approvals are like chalk and cheese. Any venture can get a tentative approval as long as residential conversion is paid. Final approval is given to ventures that have developments, legal verifications and all other requirements fulfilled to be approved by the appropriate govt body. Check if the venture is HMDA approved or has HMDA norms(again chalk and mayonnaise) most ventures are panchayat layouts with HUDA norms, the HUDA is made a bigger font with bold typeface on the brochures and websites but infact the actual layout is unapproved. Insist on original copies of approval letters signed by the district collector with LP Nos. Check if the entire venture has final approvals. Most realty companies take approvals for a part of the venture and apply the same LP number to the entire venture. Don’t trust your lawyer for a legal opinion unless he is directly related by blood to you. Otherwise he will call the real estate company and ask for his cut to give his “approval” and all real estate companies pay.
4) Price: The sensitive issue, what price to buy? The ideal price doesn’t exist. The right price depends on the above three factors. Low price doesn’t always mean best price, and high price too doesn’t mean best product. Try to mutually weigh the price with the product you are buying. Again…trust your gut and listen to the guy sweet talking you into buying the plot only if he is on the company payroll and he seems professional enough to know what he is talking about!!!
Oxygen City:
Well for people who want to know the story behind Oxygen City at Kandakur. Let me set one thing straight : Radha Realty Corp never owned the land. And its not 700 acres, its 301 acres with another 350 acres belonging to the syndicate to which the 7 owners belong . The land owners(7 of them) are known to me personally. Ravindranath Reddy was given the land on a development agreement basis. He was unable to do the development that the land owners had in mind and like all RRC ventures he left it half cooked. Most agents too have left RRC( which at one time had a better marketing agent network than Suchir India) due to non payment of commissions. Oxygen City , 3 months back in Dec 2008, was taken back by the land owners. And whatever plots RRC sold are now pushed back into Phase II. If you have a plot near the proposed golf course, don’t worry your plot is still safe. The land owners are now planning to start selling plots on their own slowly and steadily and by maintaining a fixed rate.
