Real Estate in Hyderabad

One of the side-effects of visiting india regularly is that i got caught up in all the realestate related excitement in india. Indian cities , especially Hyderabad and Bangalore, have this boom town feel where everyone is excited to make a deal, try new things out and move up fast :)

I recently put a down payment for a house in a venture called “MapleTown” in an area called Bandlaguda. The pricing was reasonable and most of all i had faith in the realty company. Anyway, those same builders are now selling some more lands/plots near shamshabad (where the new intl airport is expected). Here is the blurb from the marketing executive - Mohammed.

    Yes, I would like to hear about how much it cost you for your property in Bandlaguda—don’t worry, I don’t need exact figures. Is your house already built? If not, what phase of construction is it in and when is it expected to complete? Any more details would help. No, I don’t think I can afford anything at the prices I am hearing about in/around Hyderabad. BTW, where is Bandlaguda?

    Don’t believe in all this.
    Especially in oxygencity. they don’t have DTCp approval and they can’t register the plots. Name sake they do a kind of gpa registration some thing which doesn’ t have any validity…..

    Hi Ravi,
    I agree with you that B’lore and Hyd are at their finest moments especially in Real Estate biz. People making their earning from Real Estate outnumber the ICT-BPO sector. Many of my frens who dint do any professional educations are earning more than me. But I wonder where all this will lead to.

    The entire boom is contributed by the DEMAND. The DEMAND from NRI earnings and Intl Airport is a mere cause to see that there is a biz happening. We NRIs esp Telugu-speaking regularly send money back parents in India. And there is no secure investment sector other than Real Estate. So there is demand piled up and hence a rise in Land Prices. Can anyone tell me when the investor can get back his expected/promised returns? Also, how this entire industry is going to address the Water-supply issues? Remember Hyd is severly hit by water crisis half of the year.

    Try to think of other smart investments. Dont be a another sheep in the flock.

    I have been to hyderabad during August this year.
    The real estate for sure is going great guns.

    But, you have to be sure on which part of the city you are investing. There are hundreds of layouts after the upcoming airport at shamshabad and people are buying like crazy there without doing research. There is no resale for those sites, and the areas like Kottur & kandukur are >35km from city center point. these areas are 15km from the new airport, and its a sheer waste of money to buy plots there.

    If you are thinking about buying a house with >50lac in those areas, for sure you are going to feel bad about that decision very soon.

    There are many project announcements near new airport, but not even one project is taking shape there.

    The gachibowli area is number one area. Do research & invest carefully. Whatever you invest, you should be able to sell it with in short time and come out of it. There is no resale for plots at new airports

    Are the prices going to remain the same or go back to the original PRE Fab City rates since I have heard that FAB City is going to move out of this area.

    With so many projects coming to this area and no buyers, I would say the builders and as well the people who already bought plots might be under huge losses.

    A note of caution to all property buyers….. if you want to buy any land in or around Hyderabad please wait for two to three months for the prices to find their correct value, some estate developers are trying to give an impression that the demand is increasing buy jacking up their prices but this is only a smart way of marketing their unsold properties. Properties around the country are headed for some sharp correction before further picking up. Mumbai Banglore Delhi Chennai and Hyderabad are all set for a falt market for the next six months and prices will remain unchanged or will fall in these areas, after this correction there will be a steady rise and a true rise so wait for a nother six to eight months….why block your money now if you can get the same property at the current prices or even a bit lower in six to eight months from now. Cost of building has been rising since the past two years so do not invest in constructed properties or do not start to build yet, if you already have a plot….. since prices of all building material will come down and that will automatically bring the cost of constructed properties down by 20 to 25 %. According to my calculation the ratio of investment is not propotionate to the rental value and this is a clear indication for something not right.

    Hi All,

    To all the NRI who ould like to purchase land or Villa or Apartment in Hyderabad, Bangalore or Chennai please do your homework properly. Do you guys really know where Oxygen City is. Do you guys know where Bandlaguda is?

    Being in U.S or other parts of the world you can easily get carried away by these fancy ads and the guys in India will give you a picture that if you don’t buy today the price will increase tomorrow or the next. Please don’t listen to that bullshit. First do the following:

    Go and see the plot.
    Look at the approach roads.
    Look at the possibility that the area will develop in the 5 years or even 10 years if you want to park the money long time.
    Talk to a lawyer and see if the papers are right.

    For Example: I visited Metrocorp.in property in north of Bangalore. Around 10kms from Yelahanka(If you know where it is). I came to know about this project when I was in U.S in 2005. The sales person at that time gave me an impression that it is very well connected and appraoch roads are very good. I finally went and saw what this great looking gated community on paper will look in reality.

    After travelling 25kms from the center and going into couple of villages in those dirty and pot hole riddled roads I find that not only this project has no roads in the community it does not have any water or any link with the Bangalore municipality.

    There is a 180 degress shift from what was advertised on the web metrocorp.in and what the reality is after 2 years into the project?

    Yep, this project is supposed to get completed by the end of this year. I doubt if this project will get any where close to completion by end of 2009.

    Moral of the story is:Don’t believe what you see on the internet. Don’t believe about the distances that they tell you. Don’t believe that your money will appreciate 10 times. The values of the property are artificially elevated and dilution of the land is increasing because of the increase in infrastructure which cannot justify the value of the land. One preliminary calculation I did shows that it will take atleast another 50years to fill 50% of the land that is already plotted and sold in Bangalore and similar statistics in Hyderbad.

    So buyer beware.

    I think this is all hubris. I know a few people who paid just 42 lacs to get a plot and agreement to build a bunglow in Maple City. these are just the kind of people akin to leeches…How can a bunglow in Mapletown be 1.35 Crores when some people bought it at 42 lacs ??? Don’t get into this bullshit hype around Hyderabad. Be careful with your hardearned money.

    I advise everyone especially, NRI friends to hold their horses for the time being. Hyd realty market is overheated and it is not advisable to invest at this
    hour. especially, when the interest rates are soaring.

    No one has visibility of the appreciation and sustainability of Hyd economic growth in the coming years. Market is filled with speculative buyers and the market may crash.

    But I advise those in need of a Home to go ahead and buy ( to reside but not as an investment ). but not at the hot locations like Gachibowli / Hitech city / Intl Airport . They may look at locations like Secunderabad, Vanastahlipuram, Neredmet X roads, BHEL where the prices are slightly lower than the rest of the city.

    Future growth of the HYD city is likely to be vertical and 200 SY plots may of no use in the future as people may prefer to stay closer to the city over residing in dupley far away from the city.

    The reason there are 4 websites is because all of them(mohammed/madhava rao etc) are outside agents who market for Radha Realty. Since Radha has to pay them comission for every plot that they sell, you are better off going to the company as they can give you a discount since they dont have to pay the comission to the agent.

    Yes Mapletown was sold for ~45 lacs in the begining. Don’t be fooled by these agents about price as we all know how difficult it is to save 1.3 crores after tax money.

    Does anybody have a feedback on Greenhome Princeton at Kottur on in the Bangalore Highway? The plottig looks good with community center, pasrks , 80 ft roads ec. However during the final negoiations they told me that the final DTCP approval is awaited within a coupe of days and right now they arecharging only 25% of the amount. Cost per sq. yd is 2600.
    Any comments, suggestions on this venture an its locational advantages/ disadvantages will be most appreciated.

    The reality is that Indian economy is growing rapidly, for a guy like me who visits India every year, I am seeing a major change in how fast things are moving and how attitudes are changing. What was a huge sum of money 3 years back seems to be not a big deal anymore. Salaries have increased, mindsets have changed. There is inflation due to demand and also due to perception. I dont think anyone of us can even imagine to find land in Bangalore or HYD at Rs.600 per sq ft anymore, the current rate stands at close to Rs. 3000 on an average. This wasnt the case before.
    Added to the effect dollar continue to remain at artificially high numbers, it would probably take very little time for the dollar to come Rs. 32 or Rs. 33.
    This is surely playing a role in increased repratriation and hence the rise in stock market in India.
    So effectively, for an NRI, it doesnt really make sense to invest later than now even considering the fact that things have heated up so much in India.

    I also notice that people think that they would rather prefer to stay within the city limits than on the outskirts. Well, think about what has happened to the downtowns vs. the suburbs in the US. Clearly, the downtowns are less preferred for reasons such as noice levels, crime levels and the very fact that you cannot live a life among 4 walls for ever. I think this would be the case in India too. Commutes have shortned due to availability of cars and to be frank much better roads than what existed before. The concept of Mass Rapid Transit being introduced in Bangalore and Hyderabad is going to shrink this distance dramatically.
    Bottom line, dont worry about things slowing down in the near future, globalization is clearly playing it role to bring things even for the west and India. And we all know India going for India has still a very long way (60 years atleast with the current rate of growth) where it is at some sort of equal footing with US and the rest of the west. And I dont think it can be stopped for both parties (developed and the under-developed ) since we have already come a long way since everyone especially the netas have tasted success.

    I visited shamshabad,maheshwaram, nagaram areas today to buy a plot somewhere. There were many layouts already done and probably half or more are sold out. I did not initially feel that even a single rupee is worth investing there, but after seeing the airport area, I changed my mind a little bit. I dont think the area would develop in the next 2,3 years or probably more. But I think once you see many developments there which usually happens very rapidly as in case of the existing cities, the prices would not be in my reach. So i m planning to buy something after more research.. would write more later

    I do think India has potential. But the inflation with 200-400% is not a good sign to buy the lands around Shamshabad. I cannot guarantee on lowering the prices, but I do see it is not that much worth.

    One of my freind got few acres for 2.8 lakhs/acre in Nagaram in the beginnin of 2004 which costs more than 100lakhs/acre now (3000%). “You better not to buy now, just hold onto what you have”. Future is always there, hype of the real estate is not going to continue. Make a right decision for now, like where you stay and ur family is going to be. If you are in IT try towards the BHEL (lingampally, gopanpally) where still prices are lower than Kukatpally etc.. If you are investing try towards Vijayawada Road by holding onto some acres. If you have already investments then try some towards Airport.

    Frankly, people are investing more than for living. Real estate runs on the people who living there.. Good luck.

    I went to Oxygencity(Radha Realtors) last week.
    It is still under constructions. No roads. No plotting.

    It is appearing like huge rock park and hills.

    No DTCP approval. It will not come under Greater Hyderabad too.
    It will never get HUDA approval also.(Checked with a R&B Engineer)

    Not sure why people are running crazy about this venture.

    Check and purchase.

    For me also they told 3000. Asusual they told that price will increase in next two days to 3300 :) . Each sales executive quotes his own price as it build up his commission.

    I have paid 50% of the money for a plot in Hyd. near Shamshabad in January 2007. I am yet to receive the registration for that plot, and they keep saying it’ll come in a week or two. What is the normal time it takes to get something registered around Shamshabad these days ? The latest is that the registration is done but the scanning of the documents at the registration office is still to be done.

    Can someone throw some light on this. I am more concerned as I am an NRI living in US.

    I am just throwing my penny advise to Kumar , who says it the dollar to come Rs. 32 or Rs. 33. Kumar you are absolutely correct the dollar worth is Rs. 32 ,but it never will happen in future. If that is going to happen all IT/export business going to terminate/stop. it is simple calculation, All It and export businees were coming to india because of cheap labor cost. If the rupee value goes higer againt dollor, all the business will pull back from the country. Why foreign countries have offshore the jobs, if it is going to pay same price?.

    I just bought a 333 sq.yard plot in Green Home’s Princeton township project @ Rs. 2950. I understand that the phase I is all sold out and very soon they are launching the phase II. Green Home have a very good reputation and I have seen many of their completed projects. Also the work on Princeton is getting completed fast and should be completely ready for home construction by May end. I think this will be a good investment and expect to get a 100% return in 3-4 years (not a greedy person). Infact I am thinking of buying another plot in the phase II of Princeton.

    Radha Realty CEO is a buddy of YSR, thats all he has going for him. Kismatpur and narsingi ventures do not have huda approval and they will will not get it, some ownership dispute with the family who actually gave GPA.

    He has lot of these marketing agents, i have seen so many better ventures who dont need any marketers. They do advertise but they deal with you directly. radha uses these agents for deniability

    There exist numerous layouts all along Sri Sailam Highway, all the way upto ~30 kms from Outer Ring Road. All these layouts came up in anticipation that FAB CITY, Hardware park, Nano technology park etc., are coming. During my recent visit to Srisailam Road, I saw nothing but mere display of boards and shabby Srisailam Road. I am concerned about many buyers (both NRIs and local citizens), who bought plots and put all their hard earned money.

    I hear lot of stories about Promod Agarwal, Sem India. Does he have the capability to raise 3 billion dollars as promised through his company. Or is he playing the games of powerpoint presentations, grab the land and in turn try to sell to companies. In effect, is he a coordinator, who manages other people money or an Entrepreneur, who is willing to bet his money in what he believes in.

    Enterprise is good. India needs FAB CITY. There are tremendous opportunities in the chip business. However, should the proposed fabcity does not materlialize, many people who invested in the plots there lose their shirt/hard earned money. It is both Government’s and Corporate responsibility not to mess with the lives of innocent people by creating hype. What kind of commitment government had in ensuring the proposed Fab City. Is it coming in fact? Is government putting its best effort. I look forward to hear statement of direction from Sem India as well Government of Andhra Pradesh

    A good question raised indeed, no body has seen the future, I understand from some of my friends in hyd that the face-1 of Fab City is done and they are into face-2, the project is not small that it can be done within short span of time, it needs all the support promised by the government like power and water & importantly infrastructure etc..well lets be optimistic, why do we think that if we loose Fab city our investments go to the drain, there are many more projects which are coming up as we all know, biggest reality is shamsabad Intl Airport, you can visit http://www.newhyderabadairport.com to view the developments, apart from this Rajiv nano tech park, videocon, infosis, textile park are to name a few and the reality of having the ORR which will certainly add to the development of the area, after going thru so many advt from govt and private companies, I feel, Maheswaram in year 2000’s = Madhapur in 1990’s and jublee hills in 1980’s, my guru use to say if you want to be successful catch hold of 3 Rites, that is Rite time, Rite place and the Rite Person, by the way even I have invested in 2 of the ventures and exhausted all my money 

    what is meaning of LFJ ? near to GE in around 1 km it is 10 to 30k per sq yard. if it is around 3 km 10 to 15k per sq yard HUDA approved. if it is a gram panchayat layout you can get at 5k also.

    The property boom in Hyderabad could be slowing down. There are indications since the government failed to find any takers for auction of 60 acres at the knowledge city.

    The first phase of the Hyderabad knowledge city remains unsold. The Andhra Pradesh Infrastructure and Industries Corporation had put two-30 acre plots under the hammer at a reserve price of Rs16 cr per acre and it expected the winning bid to be twice as much given the booming property market.

    While one of the plots received no bids at all, the other plot received only one bid at Rs 16.1 crore.

    The APIIC is now awaiting the advice from the state government as to whether the plot should be handed over to the sole bidder or whether the auction should be invalidated altogether.

    Hyderabad’s property consultants pin the blame on the new service tax on commercial rentals. This land was meant exclusively for an IT park and at Rs 16 crore an acre it would have to be leased out at Rs 55 per sq ft to break even—a rate even higher than some areas in Mumbai.

    This coupled with a dampening of sentiment in the overheated property market would explain why the government’s price was considered too high!

    I had seen around places and it’s not worth investing at all. We work hard to earn every penny here, by leaving the family behind in India and within 2-3 years every thing is overly hyped. I cannot call this a wise investment. There is a limit for being optimistic, it not that we buy a land at hyped prices and expect a 200% ROI. There are people who bought plots near Singapore township and not they cannot even sell it now. It’s the same case in many places. Please don’t buy until you or your close relatives go and see the see the plots personally and see if there is proper registration. Everything is Hyped, just because people like us (NRI) are trying to invest all the money we have and expect a good return, but with the hype and over price, it looks like you will totally loose your investment. If we stop buying land for a while, the whole real estate market will come crashing. It’s happening now in Vijayawada and Guntur districts and it will soon happen in Hyderabad too. I’ll advise you all to wait for atleast 6 months before you invest on land. I had been to India recently and I had seen things there, whatever is on the website is very false from what you see in person. No one is honest to post the real photographs, everywhere you see there are photographs from USA or Europe. Even the IT market will come down in a few years for sure, in the sense the salaries will be less when compared to what you are being paid now. Now that the projects are being outsourced to many other countries like brazil and china, we will soon loose our edge, if we are not really competitive. The only reason for outsourcing is cheap labour and cheap real estate, but when they both are on the high, there is no reason for them to do outsourcing. If they want skilled man power they can very well increase the H1 Quota. I see many people in trouble who have invested high like 75 lakhs on an apartment and paying 25,000+ in mortgages. If you are an NRI it’s ok, but people who work in India get these big loans and have big mortages, thinking they will have the Rs.50,000/month job will be there for ever, but what will happen if he’s out of the job for few months, of if the IT market crashes. Think rationally and that’s what defferentiates humans from animals.

    Well, I will tell you my story. I am no expert at real estate but having a dad who keeps up with this stuff helps. I have been away from India for a very long time so solely relied on my dad’s word. I have been buying from Green homes since 2002.
    –My first purchase was in Airport City in 2002– 1000 sq. yds at Rs. 400/sq. yd. I was told it is at around Rs 3000-3500/sq. yd now.
    –Last June I bought 560 sq. yrs in Metro city (also by Green homes) near kothur for Rs. 2000/sq.yd. I heard it is going for around Rs. 3500-4000 now.
    –My real big investment was in Rainbow Drive (by Green homes again) which is 3 km from the airport and is supposed to be in some special zone. I paid Rs 10000/sq.yd for a 300 sq. yd plot. Last time I spoke to my dad, I was told it is currently valued at around Rs 19,000/ sq.yd.
    –And my final investment from a private party was a 1800 sq. ft luxury (??? ok, that’s relative I suppose) Flat in Abids bought early last year for Rs 2100/ sq.ft and it is supposed to be at 3500-4000/sq.ft range right now. My dad told me we got a real good purchase price because of some connection with the builder.

    Again, like I said, I solely rely on the information I get from my dad so I do not know how inflated these numbers are but pretty much all figures come from green homes management.

    I cannot say if the market is over priced or not but so far my investment seems to be doing ok, even if I account for 25% hype in current figures. Whether everything will go bust in the near future or not is open for speculation. However, I personally wouldn’t sell anything until after at least one year after the completion of the Airport which seems to be the only realistic thing that can be seen. Everything else is still on paper. Whether all the other projects materialize or not, the Airport by itself should drive a few things up over the next couple of years.

    So if you already bought, I say just forget about it and don’t think about it for couple of years.

    Anyway, whatever you do, best of luck.

    “It is just 4km away from Kandukur village on to the north and just 3km away from Karthal village towards the south of Lorvenʼs Paradise. The Srisailam Highway on the east is going to be made into a 4 track highway. 700 acres IT Park at Mutcherla is just 1.5km away. Fab city and outer ring road is just nearby. The present layout of Lorvenʼs Paradise is 110 acres. It is yet to be developed to 250 acres.”

    Like many of you I too am an NRI, intending to invest in landed property for the long term. Will be grateful for advise (specific to this layout please).

The range was anywhere from 2,800 to 4,500 per sqyd for the same 500 SQYD plot. Not sure how this works. Anybody has any idea on what is the right price. This does not have any approvals and is literally middle of nowhere with a small potholed rural road conencting the main Srisailam road to this site.

    We recently spent quite a bit of time touring around the Shamshabad area, mainly because we have purchased two plots there. It was quite clear to us that we have been had - there is so much plotting there that it can accomodate the growth of Hyderabad for the next 20 years. Most of these plots are in the middle of nowhere with very little chance of development in the viscinity for the next few years - it is mostly sporadic villages, potholed roads and nothing else. And this is within 10kms of the airport gate.
    In short, don’t believe a word of what a real-estate agent tells you. Recently an agent was trying to sell plots in my company saying that it was 4.5 kms from work. It turned out to be 12kms from work, in a catchment area which will never get HUDA approved. Gandipet/Narsingi/Tellapur/Nalagandla seem to be much more promising than the Shamshabad side - at least a large number of functional MNC offices are within a 10-15 minutes driving distance.
    As for Radha Realty, they seem genuine enough (we have a plot with them as well). However, they have been promising HUDA approval for the past three years and nothing has happened yet.

    Looks like the Oxygen City rates are swinging wildly. Till recently, there was this talk of huge incraese in the prices. Anywhere upto 4000 and beyond. Looking at AJ’s comment that the offer price is 3000, which is actually a real decrease by atleast 10% from the offer price from 2 months back.

    Recently, a developer offered a new project in Miyapur area for 2700/SFT. He told my friend that this is the opening price and once it is open to public, it will be anywhere between 3000 and 3500. Nearly after 4 months, the project has started, the developer is still doing a hard sell for 2700 and some of the initial buyers got it at 2500 (grapevine, not verified).

    Recent news regarding Fab City is not at all encouraging. Definitely the original size and timelines are downgraded significantly. AMD’s involvement is still a big question mark.

    On Shamshabad side, folks are talking about a glut in plots and all are just investment properties with very little real sale for residential purposes. So, the demand is going to be just speculative in nature and not based on hard and real needs. This has definitely seen some stabilizing effect on prices.

    Is this the start of a price correction in Hyderabad real estate market ?

AMD is struggling to raise the capital after ATI was acquired and recent quarter they were announced that not looking to set-up any fabrication unit and they were trying to outsource the fabrication to Taiwan semi conductor or others. I am not sure about Intel, in the recent news intel set-up the fabrication in china and vietnam. Texas instruments also don;t have any plan. Can anybody name it what are the companies willing to set-up fabrication units in india.

I haven’t personally seen the land but I know the developer very well. He bought 250 acres and is developing it into a township. When I asked him to suggest an investment, he offered an acre of land (part of his 250 acres) at 40 lakhs/acre. His estimation is that I would be getting 3800 sq. yds at the end of development and that I will be able to sell it at 3000 Rs/sq. yd. What do you guys think? Is it worth investing? I looked at this place on the map and it is far away from Hyderabad. I dont know whether or not this falls under Greater Hyderabad. Can you please throw some light as to whether you would recommed me investing or not? Is this going to be a happening place in future at all? Thanks in advance.

    Oxygencity, you can pay maximum of Rs1200 Per SQYD. They might’ve bought the whole 700 acres at max for 15 Crs. Which comes to probably Rs100 per yd. with all expenses. Add another 100 for their ads and commissions. Any thing above Rs 200 is their profit.

    They are making people to fall in through their ads. They want to cash in during the market peak. So buy it if they offer for Rs1200 per Yard and hold it for 10 to 15 years to see profits.

    If purchase now without DTCP approval, what kind of problems arise in future.

Most of the development works are completed and we will be having the Final approval in about 15 days. The construction is starting about 45 days. I will keep all you people Posted about the developments of Maple town.

Can you explain why this is happenning and what is company’s plan to speed up work.     Hi all, As per my knowledge investment on NH7 , (bangalore highway) is worthy than Srisailam High way. Atleast within an year we have express roads to get out of city till Shamshabad and Express way till kurnool…No hurdles..till Timmapur..thanks to bio conservative zone.

    I booked one plot at Sivana township at Nandigama village at very attractive price. So many other ventures like Puravidha, My Jewel city, Vintage flora etc. in the same vicinity. This is the only readily available venture with DTCP approval and adjuscent to new express way (not like PURAVIDHA, which is on existing road). Georgiatech University is coming in nearby area.

    Firstly thanks to Mr.Ravi for this blog, I was surfing through some blogs and found yours.

    I have seen people talking about Radha Realty Corp,some positive and some negative to which the Sales and Marketing representatives from RRC replied patiently and courteously. For all maters, public always keeps a notion of having speculation on marketing representatives talks,how much so ever they hear. I was in a same position too, untill my dad and couple of my relatives went and saw, then I did too in my previous visits. I visited india 2 times already this year and purchase at RRC was a prime reason. I have purchased 1 plot in Maple town and I am indirectly involved in 3 more purchases with in Maple Town, probabaly the one of the best and trusted builders of the recent age. Initially Aparna constructions secured this consumer confidense and now its Radha Realty.

    How would some one not justify a 355 Sq yard East facing plot with 3800SFT built up aread, 355 Sq Yard West facing 3500SFT built up area being offered at 1.35 Cr against a 3 bed room nominal 1800 SFT flat in miyapur kukatpally areas being offered at 65 lakhs??? Given the out roar happening in hyd I still feel this is the safest bet one could manage to get, I am sure the left outs are no more lucky to find a resale in Radha Realty now as all of them have been sold out for sure.

    The company which bought 33 Acers apprx for 255 independent houses as a part of gated community as their first venture started to sell out plots for 43(1st sale in ) May 2006, then reaching 65-75lakhs in Aug 2006, priced up their sales to 1.3 crore by december sold out almost all the plots, now they have vested some more investment for their next venture in another 5 acers land , this time its 311 SQ yard for 1.4 Crore. Any day I would go and purchase a house with a company which has got ethics, which stood by its agreement papers to cosumers who booked plots worth 1 cr for mere 5 lakhs and even when the house price shot up to 1.35 Cr , RRC still respected their agreement.

    The company is going public next year guys and their first completed demonstrating project by then will be Maple Town, its putting its best in the costumer satisfaction, I have even spoken to one of the quality assuranse specialist for this constuction site who was a classmate of mine in KITS,warangal and he says this company is not compromising any where…

    The huda approval is being delayed as HUDA made changes in their policies in April ending, which needs the company should set up all essential infrastucture like black top roads, club houses and pools in order for Mortgage clearance and approval, so we are talkin about 1 more months time for approval, In my previous visit on July 2nd I have seen the raods were layed out and all the essential foundation work was done so its mere 45 days time for the pillars to rise … and mind you guys, once the construction starts in this site, the consumer confidence is going to rise even more and money what we put is is going to get worth while.

    In relation to this,If any one of you want to negate me in all what I said, please just let me know only one thing … Can I get an independet house of 355 Sq Yard plot with 3700 SFT built up area with a gated and secured community in a green belt area vicinity , just 1.5 KM close to Outer Ring Road which will be prime source of transportation and business in the future and just 8 KM from Shamshabad and 8KM from Gacchibowli/Hitech City/Jubleehills ???
    Please do let me know and then we can evaluate how much Radha Realty’s Maple town should really worth …. please

    Also, I would say I am only aware of their Maple Town and Dues Villes project, I did not see Oxygen City so I cant comment, but some investing god fathers told me that… Oxygen city is for keepsake for the next generation , but my requirement was to provide a retirement plannin for my parents and a luxury home for myself in next 1 1/2 yr, so prefered MapleTown and I am totally for it … by and large a good company who cares for their costomers.

    I have spoken to the MD Ravindranath reddy and his associates who are good businessman’s ;) and also ppl who are looking to extend their business for the years to come and just not with all other investor brains to make money now and get out of the market … whos prime intention is to make extravagant profits … thats all

    1) Infosys moved 50% out of the hyd (shamshabad area) into warangal…heheh so Sathyam first and info sys following

    2) 1.5 crores… r u giuys mad… you can buy the house in USA at much lesser price even in downtown…..However even the realestate market in USA has collapsed with the subprime mortgages….I dont know how bad the people investing in india (since last 2years) will face…Even if u get whatever u invested you will save ur skin….

    You can’t visit all the prospective places where you want to buy a real estate asset but few you can definitely visit.
    Before even visiting those places just check the Google maps of those areas so as to have an aerial view of those areas which will give you the proportionate distance as well as the major road connectivity from the city center. This will help you in rejecting an area out rightly and also planning for your visit to that area.

    You are giving an impression of an agent/Marketing guy for RRC. No harm in being an agent though. In any case you seems to have more info on the project. Do you know who are the builders for this project? (Like whom RRC is using for constructon?)

    If you are not an agent/Marketing guy and you own a plot and visited that site multiple times, You would never say it is 1.5 KM from ORR. I have been to this place number of times and own a plot too.

    The distances I measured (By driving through the Car) is 5.5 KM to ORR from MapleTown.

    The rest of the Aprox. Real Road distances wold be after ORR completes.
    Gahibowli - 17 KMs
    Airport - 19 KM
    Jubileeills - 20 to 25 KM depends on how you go there. Through BombayHwy/NarneRoad/FilmNagar it would be 20 KM.

    One more thing abt they giving correct reponses to all the queries is not true. If they know that all these amneties needs to be completed before getting final approval from HUDA, why do they ned to keep telling that they would get final HUDA approval in 30 days from past 4 months?

    As a owner of MapleTown I feel good for buying there and I wish they would do a good job. But don’t want to hype too much and provide wrong info.

    It is glad to know that they are considering this as their flagship product.

    1. Has anybody invested in Eldorado on the Srisailam highway from Green Home? Do you see any concerns there?

    2. I admit that I’m a middle-class guy who can’t shell out crores of rupees like others on this forum are able to do so but I still dream of owning a decent villa with a gated community. (Well, dreams do come true, don’t they?).

    1. This is not a direct response to your questions Reality, but I was in pretty much the same situation, and hence I think my experience may be of use to you.

    2. I am from the salaried middle class too, and had deposited an initial booking amount of 1,43,000/- with GREENHOMES for Plot no (as it was then) 1327 in PRINCETON in Feb 2007 on an assurance from Mr Ravi from the same company that in case i was unable to arrange the balance, i would get 100 % refund.

    3. I had to go abroad on official business, and was unable to arrange the finance and hence cancelled the booking (where plot Nos had already been changed!). GREENHOME kept me hanging and I had to make numerous calls to MR HARI BABU from the U.K. where i had gone on Govt duty. He never bothered to reply either by phone, or even by SMS or e-mail.

    4. Eventually, after a long time they returned only 1,14000/- saying 20 % deduction was ’standard practice’. As an air force officer I can’t afford this, and am now in the process of approaching police authorities as well as the AP Govt regarding this.

    5. My only advice to you would be to make sure you have a legal document that clearly states that in case of cancellation of booking, you will get your refund. Also be careful of GREENHOME changing plot numbers after booking. A few of colleagues who have booked in PRINCETON are now caught in this.

    6. All the best. i wish the Govt had better regulatory mechanisms to safeguard the interests of the middle class from unscrupulous companies such as GREENHOME.

    I am not aware of Aparna Sarovar though, I initially planned to get a house in Aparna Constructions in the month of Jan 07 but the prices shot up again till I pooled the money in for initial deposit so had to change my plans for some thing else, Heard that the first house in Aparna was sold at 38 lakhs and today its worth 1.8 Cr, wow … 600% returns

    We booked a 400 sq yards plot in Mahidhara Estates,Gangaram Village near shamshabad and we booked it in December when they were about to complete Phase 1 and start on Phase 2. We booked in Phase 2 as there were not many plots available in Phase 1. Its been 8 months now and they do not have DTCP approval for Phase 2 yet. They are saying they have applied for it and due to the changes in govt policy, it taking up time. We are getting frustrated as we have deposited around 21% as initial Deposit.They seem to have all legal documentation so we ventured into this. But this is taking forever. We are NRIs and we cannot do much staying here.

    Anyone who had purchased/booked plot in this venture please shed some light

    People are being cheated by realestate comapnies who do ventures at shamshabad in different methods.
    1 - They allot you one plot and give you another one.
    2 - If you are paying in installments, and if somebody pays more than what you are paying and you dont get that plot.They will cut some percentage form your total amount and pay the rest (if you r lucky)
    3 - Without DTCP approval , they will make you buy land
    4 - Finally, if it wont come, they wont pay money

    B careful in buying land at Hyderabad.Pls dont invest all your hard earned money on lands.Enjoy by putting cash in banks or stocks or bonds

    I am very concerned for all the people who are investing into places like maheswaram,bandlaguda etc.Request every one to understand that real estate will also correct and the prices in these so called future cities have gone down by 50-60% in the last few months but there are no buyers.Please realise how many of you have visitted these sites before makinga decision to buy.Why woudl prices appreciate in real estate -only when demand is more than supply and there is an end use of the land.All these future cities would take 15yrs to come up and live.There is no super market in kondapur year till August 2007 it took nearly 10yrs,which is the heart of hightech city,so imagine how long will it take for these areas to comeup.Tellapur and gopannapalli would yake 5yrs for it to become livable so these future cities you are paying prices which are 10-15yrs forward.JFor all the buyers who are buying houses to live remember comfort and happiness comes only when you have the necessary amenities around you like super markets,malls,hospitals,i read Mr Reddy writing he bough the house for his parents comfort ,what happens if there is a health urgency in these areas.Just understand whats happening in US Housing market and subprime and the same could repeat in India too in the next few years.SO BE WARY OF THESE INVESTMENTdecisions on whetehr you would like to take such speculative positions.

    Need your suggestion on Grand midows the vnture located near the Internationl Airport Sahmshbad,recently i have visited to this place and as per the sales person Basha. he says that most of the plots have been sold out and very few of them are avaible for sale. Pls post your coments on this as i am almost convinced to buy this. they also mentioned that they have started a new venture called Mind ward park.If any body have an Idea can share with me.
